INCENTIVE DETAILS & ELIGIBILITY SUMMARY
- You must be 18+ and an HOA-approved Solterra Resident/Homeowner
- The prospect must NOT have visited the community after August 1, 2025, with the exception of community open house events.
- The Referral Reward is only payable upon closing of the referred buyer’s home with approval of proper closing documentation, via Builder Rep, Title Co., or Realtor
- Developer Incentive is to be paid within (45) days of the promotion period ending
- The Referral reward, total payout includes $3,000 (in check form) and One Year of Free HOA Dues – a total of $4,250 one-time value (Townhome owner get $625 credit assessment, Solterra Master Association residents receive $1,250, this does not include the Solterra South Sub Association dues. Although Solterra South residents still get credit for the Master dues)
- Program timeframe: February 1st, 2026, through December 31st, 2026. Referral individual must close by December 31st, 2026.
- No more than 3 Referral reward payments per Solterra Resident, per year, and only one total year of Free HOA dues – a potential total of $10,250 value
REFERRAL PROGRAM TERMS & CONDITIONS
ELIGIBILITY
- The Referring Resident must be over 18 and a current, HOA approved resident of Solterra Texas
- The prospect must NOT have visited the community after August 1, 2025, with the exception of community open house events.
- Solterra Texas reserves the right to reject a referral if the potential buyer has already been in active contract with a Solterra Builder
- U.S. / Solterra Texas Resident must be older than 18
REWARD QUALIFICATION
Rewards will only be paid if the new buyer enters into a purchase agreement and closes on a home in Solterra Texas within the program period
- Referral Individual must close by December 31st, 2026
- The Solterra Resident Referrer must show approved closing documentation with exact match to Referral Program Registration Form
- The prospect must NOT have visited the community after August 1, 2025, with the exception of community open house events.
TIMING & LOGISTICS OF REWARD
- Money reward and HOA dues credit will be processed after closing of the Referred Buyer’s home
- Payments will come directly from Solterra Texas developer to ensure proper tax and legalese stipulations are in place
- Townhome owner get $625 credit assessment, Solterra Master Association residents receive $1,250, this does not include the Solterra South Sub Association dues. Although Solterra South residents still get credit for the Master dues
- The HOA Dues credit will be applied by the Solterra Texas developer and Solterra HOA in accordance with standard billing cycles; the HOA dues credit is for The Solterra Master Association only and does not include South Solterra Association dues.
GENERAL CONDITIONS
- There is a limit to the number of referrals a Solterra Resident can be associated with – a maximum of 3 referral reward payments per resident, per year, and only one year total of free HOA dues
- Rewards are subject to verification; incomplete or fraudulent submissions will be disqualified
- Solterra Texas and Huffines Communities reserve the right to modify or terminate the referral program at any time
- Referrer is responsible for any applicable taxes or reporting requirements
- Void where prohibited by law
DISCLAIMER
This Resident Referral Program (“Program”) is offered by Huffines Communities, in coordination with Solterra Texas, and is subject to the following terms and conditions.
Participation in the Program is limited to current, HOA-approved Solterra Texas residents who are at least eighteen (18) years of age at the time of referral registration. The prospect must NOT have visited the community after August 1, 2025, with the exception of community open house events. Referrals must be properly registered in the official Referral Program Database prior to the referred buyer entering into a purchase agreement.
Referral must successfully close on a home in Solterra, Texas, by December 31st, 2026, unless extended by the developer in its sole discretion. No reward will be issued for contracts that do not close.
All referral rewards are subject to verification and approval by the developer and may require submission of approved closing documentation from the builder representative, title company, or licensed real estate broker. Any discrepancy between the referral registration and closing documentation may result in disqualification.
Referral rewards consist of a one-time incentive package including a $3,000 payment (in the form of a check) and a one-year HOA dues credit, with a total estimated value of $4,250. Each Solterra resident is limited to a maximum of three (3) referral reward payments per calendar year and a maximum of one (1) total year of HOA dues credit, regardless of the number of referrals submitted.
Money rewards and HOA dues credits will be processed following the referred buyer’s home closing and are anticipated to be delivered within (45) days of promotion period ending. HOA dues credits will be applied by the Solterra HOA in accordance with standard billing and accounting cycles.
Referral rewards may be reported as taxable income. Referrers are solely responsible for any applicable federal, state, or local taxes, reporting obligations, or tax liabilities associated with participation in the Program.
Huffines Communities and Solterra Texas, reserve the right to modify, suspend, extend, or terminate the Program, in whole or in part, at any time, with or without notice, and to interpret and enforce all Program rules in their sole discretion. Fraudulent, incomplete, or misleading submissions will be void and disqualified.
This Program is void where prohibited by law and is not transferable, assignable, or redeemable for any consideration other than as expressly stated herein.
